Property Advertising Terms

1. In the event of any conflict or inconsistency between the Chinese and English versions, the Chinese version shall prevail.

2. Before posting any property listings on House730's platforms, including the House730 website (www.house730.com), the PMS 730 website (https://pms.house730.com), the House730 mobile application, and the PMS 730 mobile application (collectively referred to as "House730"), members/users must carefully read and understand the "House730 Property Advertising Terms" (hereinafter referred to as "these Terms"). Members/users are required to check the box indicating their agreement to be bound by these Terms, thereby confirming that they have read, understood, and agree to comply with all relevant provisions.

3. When posting property advertisements on House730, members/users must comply with the Estate Agents Ordinance, the Residential Properties (First-hand Sales) Ordinance, all other applicable laws and regulations, as well as these Terms. If House730 discovers that a property advertisement posted by a member/user violates any laws, regulations, or these Terms, House730 reserves the right to immediately remove the relevant advertisement without prior notice or compensation.

4. When posting property advertisements on House730, members/users must post under the identity registered with House730 and provide identification for verification. It is strictly prohibited for members/users to impersonate property owners, licensed estate agents, or any other individuals. If a member/user is a licensed estate agent or an estate agency (hereinafter referred to as "Estate Agent"), they must provide House730 with complete and truthful license and identification details. If the information provided by the member/user is incorrect, incomplete, or missing, House730 reserves the right to suspend the display of the member/user's listings and/or suspend their posting and messaging privileges without prior notice or compensation. Members/users must submit relevant identification for verification by House730, and their accounts may only be reactivated after successful verification.

5. If a property advertisement posted by a member/user on House730 is involved in any dispute or complaint, House730 reserves the right to suspend the display of the relevant advertisement and/or suspend the member/user's posting privileges without prior notice or compensation. Members/users must provide House730 with relevant supporting documents, including proof of property authorization, proof of address, proof of ownership and/or any other pertinent information related to the dispute. The member/user's account will only be reactivated after satisfactory verification by House730. Additionally, If House730 discovers that a property advertisement posted by a member/user violates any laws, regulations, or these Terms, House730 reserves the right to immediately remove the relevant advertisement without prior notice or compensation.

6. Each property advertisement posted by members/users on House730 only represents a single specific property and clearly indicates whether it is for rent or for sale. Members/users are strictly prohibited from displaying information for more than one property in the same advertisement, or from combining rental and sale details for the same property within a single listing. If House730 discovers that a member/user has violated these regulations, House730 reserves the right to immediately suspend display or remove the relevant advertisement without prior notice or compensation.

7. Once a property advertisement is submitted on House730, members are not permitted to modify the basic information, such as the "Housing Estate or Building Name" and "Street Number." Members must submit a request to House730 in order to modify the "Estate or Building Name" and/or "Street Number" in the property advertisement. House730 reserves the right to charge an administrative fee for such changes.

8. For property advertisements posted on House730, members/users must only enter their contact phone numbers in the "Contact Number" field. If House730 discovers that contact information has been entered in other fields, House730 reserves the right to remove such information without prior notice or compensation.

9. Members/users are strictly prohibited from posting any content in property advertisements on House730 that is unlawful, harmful, threatening, abusive, harassing, defamatory, obscene, invasive of privacy, racially or ethnically offensive, or otherwise objectionable. If House730 becomes aware of any property advertisement or comment that contains the aforementioned prohibited content, House730 reserves the right to immediately suspend the display or remove the relevant content without prior notice or compensation.

10. Members/users are strictly prohibited from posting or publishing any content on House730 without prior approval from House730, including but not limited to advertisements, promotions, or solicitations of property information. All content must serve the intended use of House730. Any unauthorized postings may result in account suspension, removal of content, and suspension of posting privileges without prior notice or compensation.

11. Members/users are strictly prohibited from posting any links or references to other property-related platforms or websites in any area of House730. Any such violations will result in account suspension, removal of content, and loss of posting privileges without prior notice or compensation.

12. Members/users are strictly prohibited from interfering with the ranking and algorithms of House730's property advertisements, disrupting the normal operation of House730, or exploiting system vulnerabilities for improper purposes. Any such actions will result in account suspension, removal of content, and forfeiture of posting rights without prior notice or compensation.

13. House730 reserves the right to use property advertisements posted on its platform for promotional and other purposes. Members/users wishing to request the removal of a property advertisement or any provided information must submit a request to House730. House730 retains the final decision regarding the feasibility of removing the content and reserves the right to charge an administrative fee for such requests.

14. Please note: Members/users are fully responsible for their actions on House730 and must bear all legal consequences thereof. If a member/user violates these Terms, infringes upon the rights of any third party, or engages in any illegal activity that results in claims, damages, penalties, or expenses (including but not limited to attorney's fees, litigation costs, and other expenses arising from legal proceedings) incurred by House730, the member/user shall fully indemnify and hold House730 harmless. House730 reserves the right to pursue any further legal action against the member/user as deemed necessary.

15. Please note: All property advertisements and/or information posted on House730 are provided by members/users and must strictly comply with relevant laws and regulations. To protect the rights and interests of members/users, House730 commits not to transfer or share any property advertisements, related information, and/or inquiries posted by members/users with any third party, unless prior express consent from the relevant member/user is obtained and/or it is required to comply with legal obligations.

16. House730 is committed to maintaining a safe and user-friendly environment. To protect members, users, and/or third parties from any form of harassment, fraud, or misconduct, House730 will actively investigate suspicious activities and take necessary measures to block problematic accounts. House730 reserves the right to remove any suspicious IP addresses and links without prior notice. Please note: House730 offers members, users, and/or third parties the ability to post contact information, which is regarded as public information. House730 assumes no responsibility or liability for any losses or damages arising from the publication of such contact information.

17. These Terms are governed by the Traditional Chinese version. In the event of any dispute or ambiguity arising from or relating to these Terms, House730 reserves the final and absolute right of interpretation and decision. The decisions made by House730 shall be final and binding on all interpretations and applications of these Terms. Members/users agree that House730's decisions on such matters are final and binding upon them.

18. These Terms may be amended by House730 at any time without prior notice, and the amended terms will take effect immediately.
