					<description><![CDATA[<p>受惠於香港政府於刚过去的2024/25学年，全港资助院校的非本地学生限额由以往的20%大幅增加至40%，令过去一年海外生来港进修的人数显着增加，暑期成为海外生来港租楼的高峰期，再加上专才陆续来港，今年的租赁市场旺季已提早展开，大部分地区上月租赁成交均显着增长，其中元朗区、荃湾区均单月录得超越200宗租赁成交，租务市场持续转旺下，近日多区的租赁均出现缺盘现象，未踏入暑假已出现「抢租」现象。</p>
