					<description><![CDATA[<p>過去筆者一再強調租金繼續升、樓價持續回落，應該是樓市一個不常見的短暫現象，不過在過去幾年，香港樓市卻一直出現住宅租金持續上升，樓價顯著回落的不尋常現象，回顧近年差餉物業估價署的私人住宅樓價及租金走勢，整體樓價已經連續三年回落，而過去兩年間整體租金卻接連上升屢創新高，不過隨著低息環境持續，供平過租的威力下，樓市終於出現逆轉，過去三個月私人住宅樓價指數以租金指數同步齊升，租金、樓市同步上升是自2021年以來的四年間首度出現，樓市是否已經確認重納升軌？</p>

					<description><![CDATA[<p>按揭用家對於銀行同業拆息HIBOR走勢十分關注，原因是多年來H按是按揭主流計劃， 而且H按的使用率常處於90%之上。雖然稱為H按，但H按實質上結合了H按及P按之優，現時市場H按的息率主要是H+1.3%，設有一個P按封頂息率，封頂息低至P-1.75% (細P，現為5.25%)，拆息一般以1個月拆息為基準，每月按揭結算日便以當天1個月拆息計算H按息，並與P按封頂息率作比較，銀行會以兩者較低之息率作為按息計算月供金額，當拆息下跌H按息較低，用家會以H按息供樓，但當拆息上升H按息高於P按封頂息率，用家可獲保障以P按封頂息率供樓；換句話說，當拆息下跌H按用家可享減息好處，當拆息上升用家卻無需承擔拆息的波動性，鎖定以P按息供樓。尤其是現時H按計劃之封頂息率已與市場P按之最佳水平一致，故此現時選用H按息誘因最大，按揭借款人一般均愛選用H按。</p>
