					<description><![CDATA[<p>香港置业的难度长期被夸大！终於有更多香港精英尽言责，纷纷发文以正视听，笔者过去多次撰文并陈列数据：年轻人是有能力靠自己置业（两口子收入中位数合共5万元，每月储蓄3成收入，约3年多可储蓄到价值约620万元物业的首期资金，并且可符合银行的入息要求），而实际上车区的楼价，例如屯门区买二手两房单位不乏400多万元，楼价比两口子的购买能力上限再便宜100万元以上，加上普遍供楼平过交租！我们未来要做的是将过份重视上车门槛的观念拨乱反正，应理顺各置业阶梯的转流率，以免令换楼阶梯再长期受忽视，才能确保市民上车之余，之后到换楼阶段有更畅顺的上游空间。</p>
