					<description><![CDATA[<p>按揭用家對於銀行同業拆息HIBOR走勢十分關注，原因是多年來H按是按揭主流計劃， 而且H按的使用率常處於90%之上。雖然稱為H按，但H按實質上結合了H按及P按之優，現時市場H按的息率主要是H+1.3%，設有一個P按封頂息率，封頂息低至P-1.75% (細P，現為5.25%)，拆息一般以1個月拆息為基準，每月按揭結算日便以當天1個月拆息計算H按息，並與P按封頂息率作比較，銀行會以兩者較低之息率作為按息計算月供金額，當拆息下跌H按息較低，用家會以H按息供樓，但當拆息上升H按息高於P按封頂息率，用家可獲保障以P按封頂息率供樓；換句話說，當拆息下跌H按用家可享減息好處，當拆息上升用家卻無需承擔拆息的波動性，鎖定以P按息供樓。尤其是現時H按計劃之封頂息率已與市場P按之最佳水平一致，故此現時選用H按息誘因最大，按揭借款人一般均愛選用H按。</p>

					<description><![CDATA[<p>隨着港元拆息(HIBOR)上升，今年本港實際息率由上半年6月前大約1.5%附近水平升至現時H按封頂位2.5%。市場上高達97%供樓人士選用H按，故此現時市場按息主要處於2.5%水平。由於銀行計算按揭申請人之入息要求一向以H按封頂息率計算，即是說，每月供款佔入息比率以2.5厘計算，而壓力測試以2.5厘假定加3厘即5.5厘計算，雖然按息較年初有所上升，但由於封頂息率一直主要維持在2.5厘水平，按揭申請人的最低入息要求其實未有提高，借貸能力(按現時入息可借的按揭額)亦其實未有因為按息上升而削弱。</p>
