					<description><![CDATA[<p>現時銀行按揭成數上限為7成，若按揭借款人希望申請高於7成之按揭貸款，可透過按揭保險計劃申請高達9成按揭，當中須符合有關條件及準則。根據香港按揭證券公司公佈的數據，2025年新取用按揭保險宗數按年下跌約24%，按保量屬於十年以來低位。然而，去年樓市逐步回穩向好，帶動按揭登記量出現明顯正增長，全年住宅按揭之新取用宗數及貸款額俱增長逾兩成；為何高成數按保貸款量卻出現與樓市按市背馳現象? 而事實上，近年高成數按保的使用率明顯下降，按保佔住宅按揭的市場比例由放寬前平均達3成降至去年為15%，近月更降至近1成比例。主要原因有三，下文詳述之。</p>
