					<description><![CDATA[<p>市場上短線轉讓物業的個案漸增多，主因是樓價已返回升軌穩步上升、樓市全面撤辣包括短期轉讓辣稅(SSD)已取消以致轉售成本大幅降低，加上印花稅減輕(尤其400萬以下物業印花稅僅$100)，令近月短線轉讓獲利個案增多。基於現時按揭計劃之罰息期一般為兩年，買家上會後兩年內將物業轉售便需支付罰息，較常見之罰息率為首年2%，次年1% (以貸款額計)。最近市場上有銀行瞄準有意短線轉售物業的需求提供免罰息按揭計劃，為業主增加上會彈性，免去兩年綑綁期，業主若因應樓市狀況而決定於短期內轉售單位，按揭罰息成本便可大為減免。</p>
