					<description><![CDATA[<p>现时银行按揭成数上限为7成，若按揭借款人希望申请高於7成之按揭贷款，可透过按揭保险计划申请高达9成按揭，当中须符合有关条件及准则。根据香港按揭证券公司公布的数据，2025年新取用按揭保险宗数按年下跌约24%，按保量属於十年以来低位。然而，去年楼市逐步回稳向好，带动按揭登记量出现明显正增长，全年住宅按揭之新取用宗数及贷款额俱增长逾两成；为何高成数按保贷款量却出现与楼市按市背驰现象? 而事实上，近年高成数按保的使用率明显下降，按保占住宅按揭的市场比例由放宽前平均达3成降至去年为15%，近月更降至近1成比例。主要原因有三，下文详述之。</p>
