					<description><![CDATA[<p>上期提及业主未有立下遗嘱的「遗产楼」按揭事宜，今期再续。若果业主在生前已立下有效遗嘱，这代表遗产物业已按遗嘱有指定继承人，那便需按已有遗嘱的法定程序申办「遗嘱认证」(Probate)，并於土地注册处登记。「遗嘱认证」主要由法院确定遗嘱有效，并确立「遗嘱执行人」(executor)，「遗嘱执行人」已获授权根据遗嘱管理遗产包括出售遗产物业，故此银行一般已可接受有关按揭申请。</p>
