					<description><![CDATA[<p>按揭用家对於银行同业拆息HIBOR走势十分关注，原因是多年来H按是按揭主流计划， 而且H按的使用率常处於90%之上。虽然称为H按，但H按实质上结合了H按及P按之优，现时市场H按的息率主要是H+1.3%，设有一个P按封顶息率，封顶息低至P-1.75% (细P，现为5.25%)，拆息一般以1个月拆息为基准，每月按揭结算日便以当天1个月拆息计算H按息，并与P按封顶息率作比较，银行会以两者较低之息率作为按息计算月供金额，当拆息下跌H按息较低，用家会以H按息供楼，但当拆息上升H按息高於P按封顶息率，用家可获保障以P按封顶息率供楼；换句话说，当拆息下跌H按用家可享减息好处，当拆息上升用家却无需承担拆息的波动性，锁定以P按息供楼。尤其是现时H按计划之封顶息率已与市场P按之最佳水平一致，故此现时选用H按息诱因最大，按揭借款人一般均爱选用H按。</p>
